The County-Wide Housing Study with strategies for affordable housing is being conducted by the Gage Area Growth Enterprise (NGage), under the direction of Glennis McClure, Executive Director.  The housing study will be completed with the assistance of Hanna:Keelan Associates, P.C., a Nebraska based community planning and research consulting firm. The firm is in its 37th year of serving Nebraska communities and counties.  Hanna:Keelan works extensively in southeast Nebraska preparing comprehensive plans, zoning regulations, housing studies, downtown and redevelopment plans and assisting communities in building both family and elderly housing.  This study is funded with a housing grant provided by the Nebraska Investment Finance Authority, with matching funds from NGage.

The housing study will include important population, income and economic data, a housing stock analysis, strategies for affordable housing development, a five-year “housing action plan” and funding options for future owner and rental housing development and housing rehabilitation projects.

In addition to the citizen survey, the housing study process will include a comprehensive citizen participation program, consisting of citizen housing “listening sessions,” where Gage County residents will have the opportunity to meet with local elected officials and Hanna:Keelan representatives to discuss area housing opportunities.  These listening sessions will be scheduled at a later date.

NGage encourages citizens to participate in the survey online at  Printed copies of the Citizen Housing Study Survey will also be distributed to City Offices and the Gage County Clerk’s office and to select locations across Gage County.  Surveys are to be completed online or returned to the NGage Office via e-mail to or by mail to, 218 North 5th Street, P.O. Box 175, Beatrice, Nebraska 68310, by October 21, 2015.
